Selling a house through a realtor
You can sell your house either through a real estate agent or a private sale. Here you will find information about the differences and how you can proceed when you are going to sell your house.
Bringing in an agent
Agents charge percentage-based or fixed fees, and the entire handling of the transaction is managed by them. The agent's job is to help you get the best price for your property possible in the current market. In most cases, this leads to you receiving more money than if you had sold it yourself. You can be assured that your transaction is in good hands and that the agent is there as support and guidance throughout the entire transaction.
You can agree on different arrangements with your agent. For example, you can conduct the viewing yourself or hire an agent for administration.
Get quotes from several different agents before you make a decision. Find Home in My Northwest has contacted all registered real estate offices in your municipality and asked about their interest in mediating so-called ”abandoned houses.” Contact project manager Pernilla to get a list of those who responded positively.

Influence the price
You can do a few things yourself to positively influence the price:

Pre-inspect the house. This speeds up the transaction and gives you a chance to fix any issues, which increases the value of the house.

Choose the right agent who knows and operates in your area. Contact project manager Pernilla to get a list of all registered real estate offices in your municipality.

You can also improve the experience of the house by ensuring that the house is clean before the viewing, the lawn is mowed, or the driveway is properly cleared.
Bidding
The agent conducts the bidding and presents all bids to the seller. The seller decides who gets to buy, not the agent. You as the seller of your house do not have to sell to the one who places the highest bid. Here too, you can choose who it is that buys the house.
Bids are not binding, and the bidding is open until the contract is signed. A bid can also come with various types of conditions. Remember to write a contract as soon as possible after you as the seller have accepted the highest bid (or decided who you want to sell to) to avoid dropouts.
Remember! The agent's fee is tax-deductible in the declaration. This means that you reduce your profit/increase your loss by deducting the agent's fee in the declaration. Thus, you reduce the tax you have to pay on your profit or increase the tax you get back in case of a loss.
Are you a co-owner of an estate?
When a person passes away, all assets and debts transfer to an estate. An estate is a legal entity represented and managed by the heirs, or by, for example, an estate administrator. The estate ceases to exist when the division of inheritance is complete, that is, when the deceased person's potential assets have been divided.
Selling a house privately
If you choose to conduct the sale privately, there are a few things that are good to keep in mind to ensure it is safe and smooth for both parties. Here we gather information on how to carry out a private sale on your own without Hitta Hem's matching process.
Write a good ad
Draft the ad as completely as possible to avoid extra work with additions. A good ad will also be more attractive to the buyer.
What will be included in the purchase? Are there any furniture left in the house? Is there forest or land that belongs to the property? Be as detailed as you can.
If you want to avoid unannounced visits, you can refrain from printing the exact address. Instead, describe the general area around the house, so that interested parties get a picture of the environment and the local community.
Take good pictures
Photograph at least 6 pictures in total of both interior and exterior.
Most mobile cameras are good today – but keep in mind that the pictures should be sharp and straight.

Inspection and documents
It is also recommended to pre-inspect the house in a private sale. This can make the transaction go faster and you have a chance to rectify any faults, which increases the value of the house.
Prepare the necessary documents that may be requested; easements, land registration, ownership conditions, promissory notes, energy declaration.
Manage viewings
Consider in good time how you will handle viewings when inquiries come in. Do you have someone who can help you show the house if you cannot be present? Are all keys in place, are all buildings accessible for the prospective buyer?
Bidding
Think through how the bidding process will proceed. It is very important that those who bid feel secure. You must be serious and credible through good communication. Remember to respond immediately, do not let the bidder wait. Bidding via email is preferable as you can prove the date and time the bid was received. Also remember that you may not disclose who is bidding on your house.
A secure transaction
The transaction should be handled through your bank for a secure and smooth deal for both the buyer and you as the seller. Sometimes the bank can assist with the purchase agreement. Contact your local bank about what applies to you.

Access
Whether you sell privately or through a broker, it is important to consider when the buyer will gain access to the house and in what condition you hand it over. Usually, access occurs within 1-3 months after the contract is signed, unless you and the buyer have agreed otherwise. This type of property is usually sold with a disclaimer clause and it is up to you and the buyer to agree on whether it should be cleaned before moving out and to what extent. If it should be cleaned before moving out, you can choose to hire a cleaning company, as they provide you with a guarantee should any complaints arise from the buyer.
What is market value?
Market value is often mentioned in connection with house sales. But what does it really mean? The market value is the highest price that a prospective buyer is willing to pay at a certain point in time.
