We often receive questions about how the actual inventory of vacant houses and the matching process works. <\/strong>What counts as a vacant house? How do we find them? What happens after a tip has been submitted and how does the matching work? In this post, you will find all the answers in one place.<\/h3>\n

What counts as a vacant house?<\/strong><\/h3>\n<\/blockquote>\n

We have chosen to define a vacant house according to two basic criteria:<\/p>\n

    \n
  1. It looks uninhabited and\/or abandoned.<\/li>\n
  2. There is no one registered at the address.<\/li>\n<\/ol>\n

    However, there are exceptions where someone is registered at the address, but the appearance and neighbors testify that it is still uninhabited. We also include these properties in the list, but they require a little extra investigation.<\/p>\n

    \n

    How do we find the vacant houses?<\/strong><\/h3>\n<\/blockquote>\n

    We get wind of the vacant houses from two main sources: Private tips and the municipalities.<\/p>\n

      \n
    1. Private individuals can submit tips on vacant houses via the tip form<\/a>, or contact project manager Pernilla Bj\u00f6rverud directly. The private tips also come in verbally when we are out at local meetings in the Leader area.<\/li>\n
    2. The municipalities can provide lists of all properties in the municipality that, for example, do not have anyone registered at them and lack waste collection. These are indicators that they may be vacant, but it is a blunt method where all properties must be checked manually. In some municipalities, we also have contact with the supervision department, which encounters vacant houses in their work and tips the project about them.<\/li>\n<\/ol>\n
      \n

      What happens after a tip has been submitted?<\/strong><\/h3>\n<\/blockquote>\n

      First, we check who owns the property and if anyone is registered at the address. If the address is uninhabited and the owner's contact information is available, we send a postcard where we tell about the project and ask about the future of the house.<\/p>\n

      However, some of the properties that come in do not receive a letter sent to them, for various reasons. It may turn out that someone does live there after all, that it is not possible to obtain the owners' address, or that it is indicated that it recently became an estate.<\/p>\n

      \n

      How does the matching work?<\/strong><\/h3>\n<\/blockquote>\n

      When we get in touch with a property owner who is open to selling, they can proceed in different ways. They can, among other things, choose to take it further directly with a broker to list it on the open market. They can also choose to first be matched with interested parties through the project. The matching can go like this:<\/p>\n

      Step 1<\/strong><\/h4>\n

      Property owners can express if they have any specific thoughts or wishes regarding who should buy the house. For example, if they want someone to cultivate the land, enjoy the workshop, or have animals.<\/p>\n

      Write the application<\/strong><\/h4>\n

      The project filters out a maximum of 10 interested parties that match the owner's wishes and the property's geographical location.<\/p>\n

      Step 3<\/strong><\/h4>\n

      The matching is done either by sending the selected expressions of interest to the owner, or by the project manager contacting the selected interested parties with information about the property and encouraging them to get in touch (either first with the project manager or directly with the owner). An interested party can thus be contacted by a property owner, or encouraged to make contact themselves. All depending on what the owner prefers.<\/p>\n

      Step 4<\/strong><\/h4>\n

      After the matching is done, it is up to the owner and the interested party to take the conversation further and contact a broker for the rest of the process. The project does not act as a broker and therefore cannot influence the outcome of the matches, but we can assist with a list of brokerage offices, contact persons at the municipality, and where to find more knowledge about specific matters.<\/p>\n

      That said, there may be other variations of matches, depending on the property and the owner's circumstances.<\/p>\n
